Baxter Avenue Morgue AKA Vanderdark Morgue

The Baxter Ave. Morgue which is located at 451 Baxter Avenue Louisville, KY is a popular “haunting ground” during the Halloween season. However, this popular attraction has a dark and mysterious past.

Award Of Excellence From

The Award of Excellence program was created to recognize top real estate agents across the country who consistently provide great marketing services on behalf of their buyers and sellers. These agents distinguish themselves by doing more for their customers. By displaying more photos, crafting better descriptions or adding a full motion video, more attention is brought to the unique selling attributes of a home making it stand out from competing properties and ultimately helping to attract more qualified buyers.

2009 First Time Buyers Credit

The IRS is now accepting the new credit. You will still need to file Form 5405. If you have already filed your taxes for 2008 then you are allowed to go back and amend your return to get this credit. The IRS will use this credit to offset federal debts (student loans, back child support, back taxes).

In 1986, I earned a degree in Applied Science.  Post graduation, I traveled abroad where I was employed mainly in the United Kingdom.  In the early 1990’s, I returned to the United States to care for my ailing parents.  Since that time, I have become an active member of my community, working with neighborhood staples such as The Portland Museum, The Neighborhood House, and the Portland Branch of the Louisville Free Public Library.  Here I was able to lead and organize events that fostered a sense of community and promoted education.  For example, in 2003 I had the pleasure to represent the community of the Portland neighborhood at the Lewis and Clark Bicentennial Celebration held at Louisville Waterfront Park.  Alongside other local nonprofit organizations, the thirteen day celebration was a major success.

I achieved my Real Estate and Broker’s license from Thornton’s Real Estate Academy, headquartered in Bowling Green, Kentucky.  I am proud to say that I took part in the first online classes offered from this institution in the state of Kentucky. In 2008, I joined the Semonin Realtors team.  Through their educational program, I received a New Construction designation as well as completed the Semonin University.  These training classes gave me a firm understanding of all forms used in transactions dealing with real estate.  In 2009, I joined Compass Realtors, located in Southern Indiana, where I began working with various companies to perform BPO’s (Broker Price Opinions) for distressed or refinancing properties.  A typical BPO compares similar properties that have recently sold in the area and adjustments are made to compensate for differences.  This allows for the most reliable estimate of the current value of the property as it compares the mortgage balance, and recommending solutions.

I hold a SFR (Short Sale Foreclosure Resource) certification from The National Association of REALTORS® that is given to REALTORS® who aid buyers and sellers in the navigation of these complicated transactions.  There is even more of a need for this professional expertise as the number of distressed sales increases.  The certification program includes training seminars on how to qualify sellers for short sales, negotiate with lenders, protect buyers, limit risk for both parties, and provides resources to ensure that REALTORS® stay current on national and state-specific information.  This is vital as the market is constantly evolving.

Combining my years of experience and education, in 2011 I opened my own brokerage, Timeless Real Estate Services.  My company provides a wide variety of knowledge for those who are buying and selling in the fair market.  I can also provide guidance for those that are seeking to invest in the vast foreclosures or rental market.  Timeless Property Management is an additional service that we offer to help support those who are investing in rental property.  There are three services available, providing choices that best suit your unique needs.

Professional advice and knowledgeable service is always on hand that is derived from my years of experience.  Furthermore, I have developed an extensive network of local professionals.  I am confident that I will be able to help with all of your needs and help you achieve success.

I eagerly look forward to doing business with you.

Besides being a Realtor I love local history. I have put together a collection that I hope you like. If you have any photographs or stories you would like to add contact me. I am sure others will love to read them.

Finding A Real Estate Agent

Working with a Real Estate Agent

A good Realtor can show you more suitable properties, offer valuable advice, and coach you through the entire home buying process.

Do I Really Need To Use A Realtor?

When you use a REALTOR, they will be at your side, making the process of finding the perfect home easier, faster and a lot more fun.

And you’ll save time.

Yet many buyers still spend endless hours pouring through classified ads, driving all over town, and viewing dozens of unsuitable properties – simply because they haven’t connected with a Realtor.

Some people think that if they have several agents looking for homes on their behalf, they’ll find a house more quickly. Like most relationships, the buyer-agent relationship thrives on communication, loyalty and trust. By working exclusively with one agent, you’ll improve both the process and the results.

Finding The Right Agent For You

Some helpful hints on finding and working with a Realtor:
* Ask friends, family members, neighbors or co-workers for referrals.
* Trust your intuition.
* Share with your sales associate as much as possible about your lifestyle, tastes, needs and dreams for your home.
* Focus your search on a few geographic areas.
